Terms and Conditions

  1. Scope

These General Terms and Conditions (GTC) apply to all bookings and stays at our accommodation. By making a booking, guests accept these conditions.

  1. Conclusion of Contract

The contract is concluded once the landlord confirms the booking in writing. The booking can be made by email or telephone. The rental price is to be paid within 5 days of receiving the booking confirmation. The accommodation is only booked once payment has been received. The reservation will expire if the payment is not made on time.

  1. Cancellation

Cancellations must be made in writing. The following cancellation fees apply:

  • Cancellation more than 28 days before arrival: Cancellation fee of 20.00 Euros
  • Cancellation within 28 to 14 days before arrival: 50% of the total amount
  • Cancellation within 14 days before arrival: 100% of the total amount (no refund)
  1. Arrival and Departure

Check-in is possible from 4:00 PM, and check-out must be completed by 11:00 AM. Earlier arrivals or later departures can be arranged by agreement and subject to availability.

  1. Number of Persons

The use of the accommodation is only permitted for the number of people registered for the booking period. Additional persons require the landlord’s consent and may result in a surcharge of 240.00 Euros per night.

  1. Pets

Pets are not allowed in the accommodation.

7. Smoking

The accommodation is a non-smoking property. Smoking is only permitted in designated outdoor areas, such as balconies.

  1. Included in the Rental Price

The rental price includes, among other things, towels, bed linen, hairdryer, various beverages such as water, juice, coffee, and tea, as well as the use of all gaming devices, e.g., Sybian or FM. A cleaning fee of 80 Euros and a tourist tax of 1.50 Euros per person per night will be charged additionally.

  1. Liability

Guests use the accommodation and its facilities at their own risk. The owner is not liable for any health damages or injuries that may occur during the stay unless there is gross negligence or intent on the part of the owner.

  1. Damage and Inventory

The accommodation is handed over in perfect condition and with complete equipment. Guests are liable for any damages that occur during their stay. Damages or missing items must be reported to the owner immediately. All items in the accommodation must remain in the property after the stay.

  1. Hygiene and Cleanliness

Guests are obliged to keep the accommodation in a clean and tidy condition. Upon departure, the house must be left broom clean. A cleaning fee is charged for the final cleaning, which is included in the rental price. However, if additional cleaning work is required, the owner reserves the right to charge these costs retrospectively.

  1. House Rules

Guests are obliged to comply with the house rules posted in the accommodation. This includes, among other things, observing quiet hours from 10:00 PM to 7:00 AM and separating and disposing of garbage according to local regulations.

  1. Data Protection

The landlord processes the guests’ personal data in accordance with applicable data protection laws. The data is used exclusively for processing the booking and stay and is not disclosed to third parties unless required by law or necessary for contract fulfillment.

  1. Final Provisions

If any provision of these GTC is invalid or unenforceable, this does not affect the validity of the remaining provisions. An effective and enforceable provision that comes closest to the purpose of the invalid or unenforceable provision will replace it.

  1. Jurisdiction

The law of the country where the accommodation is located applies to all disputes arising from this contract. The jurisdiction is the seat of the landlord if the guest is a merchant, a legal entity under public law, or a public-law special fund. The same applies if the guest does not have a general place of jurisdiction in the country or if the residence or habitual residence is unknown at the time of filing the lawsuit.

  1. Amendments and Additions

Amendments and additions to these GTC require written form. This also applies to the waiver of the written form requirement. Oral side agreements are ineffective unless confirmed in writing.

  1. Severability Clause

If individual provisions of these GTC are or become wholly or partially invalid or unenforceable, the validity of the remaining provisions shall not be affected. The invalid or unenforceable provision shall be replaced by a valid and enforceable provision that comes closest to the economic purpose of the invalid or unenforceable provision. The same applies to any gaps in the regulation.

  1. Applicable Law

The law of the country in which the accommodation is located shall apply, excluding the UN Convention on Contracts for the International Sale of Goods. Mandatory provisions of the state in which the guest has his or her habitual residence shall remain unaffected.

  1. Effective Date

These GTC shall come into force upon their publication on the landlord’s website. Previous versions of the GTC lose their validity.
